The buyers wanted to get some guarantees from the City about permitting before they closed. It was made more complicated by the buyer's issuing instructions to tenants before the deal was closed, which they weren't supposed to do.

We were somewhat pushed out of our neighborhood in Ballard, Seattle, because our street was rezoned for multiple high rise dwellings on what was at the time 5000 sq. foot lots with single family homes - like ours. We were going to lose our sunlight, our privacy, our parking. So we, like many others, sold to a developer. Emily educated a lot of people in the area on this unusual process of essentially selling land (they'll level our beautiful home), and we went through the sale very smoothly with her explaining in detail every step of the way. We then were in the market for a new home, and we wanted to live nearby. It was a very weird housing market post 2020 election, during covid, and homes were scarce. We looked at so many, and I was sure Emily was growing tired of us. She never complained, met us at each showing, and kept our spirits up after we kept getting outbid. She has infectious optimism! We finally landed in Loyal Heights only 20 blocks from our old home. It was our 5th offer. Emily was genuinely overjoyed for us. Just hours after the passing of my aunt in Ballard we recieved our first offer on her house. Unbeknownst to us the area had been recently up zoned and the offer was far below market value. To this day we are still uncertain how this broker found out about her passing so quickly. In hindsight we should have taken this as an indicator of dealings to come. In the weeks and months that followed below market offers and questionable agent solicitations continued to stream in . After speaking with my aunt's good friends and neighbors about their recent real estate solicitations we decided it was best sell the three adjacent lots ourselves as a group. After various offers and deals fell through (always at the very last minute) we all soon realized that the entire industry was packed with inflated egos as demonstrated by their unscrupulous buying tactics. It's at this point we looked into using the services of Emily Wang of Windermere real estate Seattle. Early on I asked Emily why she switched from being an attorney in the ethical field of law to the questionable arena of real estate. She simple stated allows her to spend more time with her kids. Which is the right answer in my book. Our street was re-zoned to allow multi-dwelling, multi-family construction. Additionally, Market St, directly behind our house, was rezoned for commercial & residential. Think Target on bottom floor and four or five floors of apartments/condos. We would have lost our sunlight, our view (such as it was), our privacy, and likely parking, as a lot of this new development does not provide.
