Emily has extensive knowledge and experience representing sellers in vacant land transactions throughout Seattle and Shoreline. She has also been highly successful in her representation of large groups of sellers, or “assemblages” in development deals. As an attorney, she is comfortable working with the unconventional real estate contracts used in land transactions and she knows how to navigate an off-market sale. Emily is a skilled negotiator and her priority is to protect her clients’ interests.
I wasn’t looking for a real estate agent when I met Emily Wang, but out of curiousity I attended a get together she organized for neighbors at a local brewery. Without an agenda, Emily told us more about the zoning changes taking place in our neighborhood, and how the changes might affect our neighborhood and property values. She answered many questions that evening, graciously helping all who attended without trying to pressure anyone to sell, or not to sell.
Emily’s initiative in organizing that meeting was not just a great marketing tool - it provided a service, helping the neighborhood have a better understanding of our options. After that meeting I was impressed and knew I’d be calling Emily soon.
Now I can say I highly recommend Emily Wang. It was Emily’s expertise that I appreciated, and working with her has been easy. Emily brings more to the table than most real estate agents - she brings a law degree into the equation, something we all want during a real estate transaction. With Emily I felt safeguarded because she is a real estate attorney who looks out for her clients. How great is that!?
Thank you Emily!
The buyers wanted to get some guarantees from the City about permitting before they closed. It was made more complicated by the buyer's issuing instructions to tenants before the deal was closed, which they weren't supposed to do.
Emily was able to identify a lot of reasonably comparable properties that gave us some comfort in setting a price. She did a good job of nudging for more form the buyers without jeopardizing the deal, and I appreciate Emily's calmness and good judgment.
So she has good business experience. She also helped us find a great new home that suited us perfectly. She understands market trends well, and I trusted her advise when it came to making an offer on the house we bought.
We were somewhat pushed out of our neighborhood in Ballard, Seattle, because our street was rezoned for multiple high rise dwellings on what was at the time 5000 sq. foot lots with single family homes - like ours. We were going to lose our sunlight, our privacy, our parking. So we, like many others, sold to a developer. Emily educated a lot of people in the area on this unusual process of essentially selling land (they'll level our beautiful home), and we went through the sale very smoothly with her explaining in detail every step of the way. We then were in the market for a new home, and we wanted to live nearby. It was a very weird housing market post 2020 election, during covid, and homes were scarce. We looked at so many, and I was sure Emily was growing tired of us. She never complained, met us at each showing, and kept our spirits up after we kept getting outbid. She has infectious optimism! We finally landed in Loyal Heights only 20 blocks from our old home. It was our 5th offer. Emily was genuinely overjoyed for us. We would buy or sell from Emily again and recommend her wholeheartedly to others.
Just hours after the passing of my aunt in Ballard we recieved our first offer on her house. Unbeknownst to us the area had been recently up zoned and the offer was far below market value. To this day we are still uncertain how this broker found out about her passing so quickly. In hindsight we should have taken this as an indicator of dealings to come. In the weeks and months that followed below market offers and questionable agent solicitations continued to stream in . After speaking with my aunt's good friends and neighbors about their recent real estate solicitations we decided it was best sell the three adjacent lots ourselves as a group. After various offers and deals fell through (always at the very last minute) we all soon realized that the entire industry was packed with inflated egos as demonstrated by their unscrupulous buying tactics. It's at this point we looked into using the services of Emily Wang of Windermere real estate Seattle. Early on I asked Emily why she switched from being an attorney in the ethical field of law to the questionable arena of real estate. She simple stated allows her to spend more time with her kids. Which is the right answer in my book. I can't say the that the other builders, brokers, title companies we were dealing had their moral compass align when she came on board, but she certainly keep it from spinning out of control. In the end Emily was able buffer us from the antics of industry and get all of us fair market value. Needless to say, have and will continue to recommend Emily's services to friends and family.
Even in a "seller's market"hiring the right representative is always in your best interest. You get two services for the price of one as she is an agent and real estate attorney. My block in Ballard was recently re-zoned for L2 Development. I reached out to Emily as I knew she had a pulse on the market and great relationships with local developers. She is responsive and professional. Within a few weeks I had a full offer on my property from a developer.
They can rely on her, even long after their transactions have closed. Emily works with integrity and passion, and she is industrious by nature. As your real estate broker, she will guide and advise you with unwavering loyalty; she will always be your biggest advocate. In the end, Emily looks out for her clients and strives to make them happy.
There is no way we would have gotten the price we got for our current home without her combination of knowledge and negotiating skills. Furthermore, Emily is a pleasure to work with. You spend a lot of quality time with your agent so you'd better make sure you like them and feel a strong positive connection. She has been very patient with our questions and concerns along they way. It was rare that she didn't know the answers, but when she didn't, she would research it and get back to us promptly. She would explain her thinking and rationale, but leave final decisions up to us. We highly recommend Emily!
Emily was recommended to us by my brother-in-law from his experience working with her on a family matter. Emily was a great listener hearing what we were looking for in an agent. She was able to get three offers for us in the first couple of weeks. We made counter offers and Emily did a fantastic job of explaining the pros and cons of each offer. She helped work with the prospective buyers and get us an offer much higher then she thought we would get. Working with Emily has been a very positive experience and would recommend her to others looking to buy or sell their property.
Our street was re-zoned to allow multi-dwelling, multi-family construction. Additionally, Market St, directly behind our house, was rezoned for commercial & residential. Think Target on bottom floor and four or five floors of apartments/condos. We would have lost our sunlight, our view (such as it was), our privacy, and likely parking, as a lot of this new development does not provide. Emily had great knowledge of our neighborhood, the re-zoning laws, and the process to negotiate with a developer's agent on our behalf. We have nothing but great things to say about her, her responsiveness, patience, and the overall outcome. We have and will continue to recommend Emily to anyone who's buying or selling.
There were numerous moving pieces and it seemed new considerations every day. Emily's expertise and knowledge of the local market was invaluable to us during the process, and her assistance helped us get the best deal possible for our house. We would enthusiastically recommend her to anybody!
I appreciated working with Emily in both selling my last home, and recently buying a condo. She provided me the real estate expertise I needed in both cases as an agent, but also appreciated having her skills in understand things from an real estate attorney as well.
